The Definitive Checklist for Dubai Renters

Renting a property in Dubai is a significant commitment. Whether you're a first-time resident or a seasoned expat, the landscape of rental regulations (governed by RERA) can be complex. Here is our expert breakdown of the most critical factors to verify before signing your Ejari contract.

1. Verify the Landlord's Ownership

Before handing over any security deposit, ensure you are dealing with the rightful owner. Request a copy of the Title Deed and the landlord's passport. If you are dealing with a Power of Attorney (POA), ensure the document is notarized and valid for property management.

2. Understand the Real Estate Regulatory Agency (RERA) Guidelines

The RERA Rental Index is your best friend. It dictates how much a landlord can increase your rent upon renewal. Always check the calculator before negotiating a renewal or a new contract to ensure the price aligns with the market average for that specific community.

3. Maintenance and Service Charges

In many Dubai buildings, major maintenance (above AED 500 or 1,000) is the landlord's responsibility, while minor wear and tear is the tenant's. Ensure this is clearly defined in the "Additional Terms" of your contract. Additionally, confirm that all service charges have been paid by the landlord to the developer, as unpaid charges can lead to restricted access to building amenities like gyms or pools.

4. The Neighborhood Vibe

Visit the property at different times of the day. A quiet street at 10 AM might become a traffic bottleneck at 6 PM. Check the proximity to your workplace, schools, and essential services like supermarkets and pharmacies.
