Danube's schedule is 10% within 21 days of booking, 10% within 60 days, 10% during construction and 70% on handover in December 2029. Our arithmetic on the starting price of each unit type: The first 20% is due within two months of booking, so plan for that and the 4% DLD fee upfront.

Before paying, ask whether the EOI is refundable and whether it's credited against your first 10% payment, and pay only into Danube's official account.

THE HANDOVER QUESTION MOST BUYERS MISS

70% is due at handover: AED 1,190,000 on a AED 1.7M studio. Most buyers will need a mortgage at that point. UAE residents buying a first home under AED 5M can typically borrow up to 80% of the value (AED 1,360,000 on the studio), which covers it; above AED 5M the usual cap for resident expats is 70%. Non-resident buyers are typically limited to around 50–60% (AED 850,000–1,020,000 on the studio), which leaves roughly AED 170,000–340,000 to pay in cash at handover, plus mortgage fees. The gap grows in proportion on larger units. Final amounts depend on the bank, your profile and the property's valuation at completion.

GOLDEN VISA

The UAE Golden Visa through property requires at least AED 2,000,000 in property value. The 1-bedroom (from AED 2.6M), 2-bedroom (AED 4.25M) and 3-bedroom (AED 6.5M) units are all above that. A studio at AED 1.7M is AED 300,000 short on its own, unless combined with another property you own. Off-plan property must also be registered in Oqood.

HOW IT COMPARES WITH BREEZ BY DANUBE

Danube's previous Maritime City tower, Breez (launched September 2025), was reported from AED 1.4M on a 1%-per-month plan that spreads payments across construction. Shahrukhz Residences asks for only 30% before handover, but 20% of that is due within the first 60 days, and 70% is left for December 2029. In short: less cash tied up during construction, much more to arrange at completion.

A freehold waterfront district on a peninsula between Port Rashid and the Dubai Drydocks, close to Bur Dubai and Al Mina. Danube's stated travel times:

Danube lists over 40 amenities, including an Infinity 33 beachside area, a sports hub, a sea-view indoor gym, Kids Aqua Land, a beach lagoon and a 40-seat private cinema. All residences are delivered fully furnished.

THE NAME

Shahrukhz honours Shah Rukh Khan. The name was first used for Shahrukhz by Danube, a 55-storey office tower on Sheikh Zayed Road. Shahrukhz Residences is a separate, residential project.
