Dubai South Property Guide (2026): Al Maktoum Airport, Prices, Yields and Projects

Published on October 26, 2026

Dubai South Property: The Short Answer

Dubai South is one of the most affordable freehold areas in Dubai and one of the most talked-about growth stories, because it surrounds Al Maktoum International Airport (DWC), which Dubai plans to make the world's largest airport. Apartments in Dubai South Residential District sold for a median of about AED 545K for a studio and AED 1.03M for a one-bedroom in our latest data, with median gross rental yields of 8.3% for studios and around 7% for one- and two-bedroom apartments. The trade-off is time: the new passenger airport is scheduled to start operations in 2032, so much of the growth story is still ahead.

This guide covers what Dubai South is, where the airport project stands, prices and rental yields by unit type compared with other mid-market areas, the main communities and projects, and the risks to weigh. Price and rent figures come from our Dubai Rental Yield Index, built from Dubai Land Department (DLD) transactions and registered rents with data through 2026-10-09. Airport information is from Dubai Government announcements as of mid-2026.

What Is Dubai South?

Dubai South is a master-planned city of about 145 square kilometres in the south of Dubai, built around Al Maktoum International Airport and next to Expo City Dubai. It combines a logistics and aviation district, business parks, and residential communities that are open to foreign freehold ownership. It sits between Dubai and Abu Dhabi, with access to Sheikh Mohammed Bin Zayed Road and Emirates Road, and close to Jebel Ali Port.

For buyers, Dubai South is best understood as a long-term bet on the airport and the employment that comes with it, available today at prices well below central Dubai. Our Dubai South area guide covers schools, transport and lifestyle in more detail.

Al Maktoum Airport: Why It Matters for Dubai South Property

In 2024, Dubai approved a new passenger terminal design for Al Maktoum International Airport valued at AED 128 billion. Once fully built out, the airport is planned to handle more than 260 million passengers a year, with five parallel runways, 400 aircraft gates and an automated people mover, and Dubai International's (DXB) operations are planned to move there over time.

As of mid-2026, the Dubai Government says the first phase is progressing on schedule for operations to begin in 2032. Reported milestones include enabling works, runway infrastructure and the start of terminal foundations, with billions of dirhams of further contracts due to be awarded during 2026.

For property, the airport matters in three ways:

  • Jobs and tenants: an airport of this size brings airline, logistics, hospitality and retail jobs, and employees want to live nearby.
  • Infrastructure: roads, transport links, schools and retail tend to follow major projects, which can make the area more attractive to end users.
  • Sentiment: investors often buy ahead of infrastructure. That can support prices, but it also means some of the expected growth may already be priced in.

Dubai South Property Prices and Rental Yields

The table shows median sale prices, median annual rents and yields for apartments in Dubai South Residential District, next to other popular mid-market communities. Net yield deducts typical service charges and is shown where service charge data was available.

Two points stand out. First, Dubai South apartments cost less per square foot than Jumeirah Village Circle (about AED 1,405 vs AED 1,438 for a one-bedroom) while offering similar or higher gross yields. Second, Dubai South rents are lower in absolute terms, because the area is further from Dubai's main business districts today. Yields are calculated from medians and individual units vary widely, so use them to compare areas, not to value a specific unit. See the full Rental Yield Index for every area.

Getting Around: Dubai South Transport Links

Dubai South is a car-first area today. Emirates Road and Sheikh Mohammed Bin Zayed Road connect it to the rest of Dubai and to Abu Dhabi, and the drive to Dubai Marina or Jebel Ali typically takes around 20 to 30 minutes outside peak hours, longer to Downtown Dubai. The Dubai Metro Red Line's Route 2020 extension ends at Expo City Dubai, on the edge of Dubai South, which helps residents of the nearer communities. Better public transport into the heart of Dubai South is one of the improvements buyers are watching as the airport is built.

Main Communities and Projects in Dubai South

  • Dubai South Residential District: the established apartment and townhouse community, and the source of most of the transaction data above.
  • Emaar South: Emaar's golf-course community of apartments, townhouses and villas.
  • The Pulse and South Bay: projects by Dubai South Properties, the master developer's own residential arm, mixing apartments, townhouses and villas.
  • Azizi Venice: a large lagoon-themed community by Azizi Developments.
  • HAYAT by Dubai South: a nature-focused community with lagoons and a community lake. SMS Realty lists HAYAT 1, with 3- to 5-bedroom townhouses starting from AED 3.75 million on a 30/70 payment plan that includes two years of payments after handover.

Off-Plan in Dubai South: Payment Plans and What to Check

Much of the new supply in Dubai South is sold off-plan, often with payment plans that spread the cost over construction and, in some cases, beyond handover. Before you commit:

  • Check the developer and escrow: the project must be registered with the DLD and buyer payments must go into the project escrow account. See is off-plan property safe in Dubai?
  • Read the payment plan carefully: post-handover plans help cash flow but mean you owe instalments while the property is let or occupied. See our guide to off-plan payment plans.
  • Check the handover date against the airport timeline: a 2027 or 2028 handover means several years of renting before the airport opens.
  • Budget for service charges: see our service charges guide.

Risks to Weigh Before Buying in Dubai South

  1. Long timeline: the new airport is not expected to open until 2032, and very large projects can be rephased.
  2. Supply: large communities are being launched in and around Dubai South, and heavy supply can hold back rents and resale prices in the short term.
  3. Commute: until transport links improve, the drive to central Dubai is long, which limits the tenant pool today.
  4. Flight paths: check where a project sits relative to the runways and planned flight paths.
  5. Exit: resale demand in emerging areas can be thinner than in established ones. If you might sell before handover, read selling off-plan before handover.

Who Is Dubai South Property Best For?

  • Yield-focused investors who want a lower entry price and can hold for several years.
  • End users working in aviation, logistics, Expo City or Jebel Ali.
  • Golden Visa buyers looking for townhouses or larger apartments at or above AED 2 million at a lower price per square foot than central areas. See our guide to the Golden Visa through property.
