Al Jaddaf Property: The Short Answer
Al Jaddaf is a freehold waterfront district on Dubai Creek, between Dubai Healthcare City and Business Bay, a few minutes from Downtown Dubai and Dubai International Airport. It has become one of Dubai's fastest-growing apartment markets: according to DLD and Bayut figures, average Al Jaddaf studio prices rose 37.7% year on year to about AED 839,000, and Binghatti alone accounted for 58.6% of Al Jaddaf sales in 2025. In our data, one-bedroom apartments in Jaddaf Waterfront sold for a median of about AED 1.36M, around AED 1,872 per square foot, roughly 20% less per square foot than Business Bay.
This guide covers where Al Jaddaf is, property prices and rental yields compared with Business Bay and Dubai Creek Harbour, the projects on sale, who the area suits and the risks to weigh. Price, rent and yield figures are medians from our Dubai Rental Yield Index, built from Dubai Land Department transactions and registered rents with data through 2026-10-09.
Where Is Al Jaddaf?
Al Jaddaf lies on the Bur Dubai side of Dubai Creek, next to Dubai Healthcare City and Culture Village, and across the water from Dubai Creek Harbour and Dubai Festival City. Its location is its main selling point:
- Metro: the Al Jadaf station on the Dubai Metro Green Line serves the area.
- Roads: quick access to Al Khail Road, Sheikh Zayed Road and the creek crossings.
- Nearby: Downtown Dubai and Business Bay, Dubai Healthcare City, Wafi and Dubai International Airport are all a short drive away.
- Employers: Dubai Electricity and Water Authority (DEWA) is building its new Al Shera'a headquarters in Al Jaddaf.
Al Jaddaf is a freehold area, so foreign buyers can own property outright. See our guide to freehold areas in Dubai.
Al Jaddaf Property Prices and Rental Yields
The table compares median prices, rents and gross yields for apartments in Jaddaf Waterfront with its two closest rivals for central, waterfront living:
| Community and unit | Median price | Price per sq ft | Median annual rent | Gross yield |
|---|---|---|---|---|
| Jaddaf Waterfront, 1 bed | AED 1.36M | AED 1,872 | AED 70,000 | 5.7% |
| Business Bay, 1 bed | AED 1.90M | AED 2,333 | AED 85,000 | 5.9% |
| Dubai Creek Harbour, 1 bed | AED 1.95M | AED 2,605 | AED 98,000 | 5.7% |
| Jaddaf Waterfront, 2 beds | AED 2.02M | AED 1,921 | AED 95,823 | 4.2% |
| Business Bay, 2 beds | AED 2.70M | AED 2,165 | AED 130,000 | 5.7% |
| Dubai Creek Harbour, 2 beds | AED 3.14M | AED 2,508 | AED 150,000 | 5.7% |
Two points stand out. One-bedrooms in Jaddaf Waterfront cost about AED 1,872 per square foot, against AED 2,333 in Business Bay and AED 2,605 in Dubai Creek Harbour, with a similar gross yield of around 5.7%. Two-bedroom yields in Jaddaf Waterfront are lower, at about 4.2%, so studios and one-bedrooms are the stronger rental play. Yields are calculated from medians, are before service charges, and individual units vary, so use them to compare areas, not to value a specific unit.
Al Jaddaf vs Business Bay
| Al Jaddaf | Business Bay | |
|---|---|---|
| 1-bed median price | AED 1.36M (Jaddaf Waterfront) | AED 1.90M |
| 1-bed price per sq ft | AED 1,872 | AED 2,333 |
| 1-bed gross yield | 5.7% | 5.9% |
| Character | Quieter, creek-side, emerging | Established, dense, central business district |
| Supply | Large new launches, many by one developer | Deep resale and rental market |
Business Bay offers a deeper, more liquid market. Al Jaddaf offers a lower entry price for a similar location, with more of its growth still ahead. See our Business Bay area guide.

Who Is Al Jaddaf Best For?
- Yield-focused investors who want studios and one-bedrooms close to Downtown at a lower price per square foot than Business Bay.
- Tenants and end users working in Downtown, Business Bay, Dubai Healthcare City or near the airport.
- Off-plan buyers looking for launches with staged payment plans under AED 1 million. See our off-plan payment plan guide.
Living in Al Jaddaf
Al Jaddaf is quieter than Business Bay or Downtown, with a creek-side setting and views back toward the Downtown skyline and across the water to Dubai Creek Harbour. Daily needs are close by: Dubai Healthcare City's hospitals and clinics, the shops and restaurants of Wafi and Dubai Festival City, and Downtown Dubai's malls a short drive away. The Green Line metro links the area to Deira, Bur Dubai and the rest of the network. For tenants, that mix of a central location and lower rents than Business Bay is the main draw, which is why studios and one-bedrooms let well.
Off-Plan or Ready in Al Jaddaf?
- Off-plan gives you staged payments, such as Binghatti Starfall's 50/50 plan, and launch pricing, but no rent until handover and a large completion payment. See our guide to off-plan vs ready property.
- Ready apartments in completed Jaddaf Waterfront buildings earn rent from day one, and you can see the building, views and service charges before you buy. See how to buy resale property in Dubai.
Many investors compare the two directly: the price per square foot of a ready unit in a completed building against a launch price, after adding the years of rent the ready unit earns while the off-plan tower is built.
Risks to Weigh in Al Jaddaf
- Supply: large launches, including towers with hundreds of studios, will complete over the next few years. Heavy supply can slow rent and resale growth when buildings hand over.
- Developer concentration: with one developer behind most new sales, the area's resale market depends heavily on that developer's buildings. Check each tower's specification and service charges.
- Recent growth: after a 37.7% rise in studio prices, future growth may be slower. Compare launch prices with resale prices in completed buildings nearby. See how to evaluate a Dubai property investment.
- Two-bedroom yields: at about 4.2% gross in Jaddaf Waterfront, two-bedrooms yield less than smaller units.
