Ejari Registration in Dubai (2026): Documents, Fees, Steps and Renewal

Published on October 21, 2026

What Is Ejari in Dubai?

Ejari is Dubai's official system for registering tenancy contracts, run by the Real Estate Regulatory Agency (RERA) under the Dubai Land Department (DLD). Ejari registration in Dubai is mandatory for residential and commercial leases: it makes the tenancy contract legally recognised, and you need the Ejari certificate to connect electricity and water with DEWA, sponsor family members, renew some residence visas and file a rental dispute. Registration can be done online through the Dubai REST app or at a registration centre, usually within a day or two once the documents are in order, for a fee of a few hundred dirhams or less.

This guide explains who registers Ejari, the documents needed, how to register step by step, the fees, renewal and cancellation, and the problems that most often delay registration. It is based on DLD and RERA procedures, checked as of October 2026. Fees and steps are updated from time to time, so check the current details in the Dubai REST app or on the DLD website.

Why Ejari Matters

  • Legal protection. A registered contract is recognised by the authorities, which protects both landlord and tenant.
  • DEWA connection. DEWA usually needs the Ejari to activate electricity and water in the tenant's name.
  • Visas and family sponsorship. Proof of a registered address is often needed for residence visa and family sponsorship applications.
  • Rental disputes. The Rental Dispute Settlement Centre expects a registered contract when hearing a case.
  • Business licences. For commercial premises, Ejari is part of licensing and renewal.

Who Registers Ejari: Landlord or Tenant?

Either party can start the registration, but in practice it is often the tenant or the managing agent, because the tenant needs the certificate for DEWA and visas. In the Dubai REST app, one party submits the contract and the other approves it. Whoever registers, both should keep a copy of the certificate.

Documents Needed for Ejari Registration

Document Notes
Signed tenancy contractNormally the unified tenancy contract, signed by both parties
Tenant's Emirates ID and passportFor each tenant named on the contract
Landlord's ID and title deed detailsOr a power of attorney if an agent signs for the owner
DEWA premises numberMust match the property address on the contract
Trade licenceFor commercial leases, or where a company is the tenant

A mismatch between the DEWA premises number, the unit number and the title deed is one of the most common reasons registration is rejected, so check them against each other before submitting.

Ejari Registration in Dubai, Step by Step

  1. Sign the tenancy contract and pay the agreed rent cheques and deposit.
  2. Log in to the Dubai REST app using UAE Pass, or visit a registration centre.
  3. Choose Ejari contract registration and enter the property and party details.
  4. Upload the documents listed above.
  5. The other party approves the request, for example the landlord in the online process.
  6. Pay the fee online or at the centre.
  7. Download the Ejari certificate, usually issued within one to two working days once everything is approved.

Ejari Fees

Online registration through the Dubai REST app is generally the cheapest option, at a little under AED 200 including government and service fees. Registering at a typing or registration centre usually costs around AED 220 or a little more, because of the centre's service charge. Commercial registrations and amendments can cost more. These figures are indicative, so check the current fee in the app before paying.

Ejari Renewal and Cancellation

  • Renewal. When the tenancy is renewed, the new contract period needs to be registered too, even if the rent and terms stay the same.
  • Cancellation. When a tenant moves out, the Ejari should be cancelled, usually after the final DEWA bill is settled. A new tenant cannot register the same unit while the old Ejari is still active.
  • Changes. An active Ejari usually cannot be edited, so changing key details means cancelling and registering again.

Renewals are also the point where rent increase rules apply. See our guide to rent increase rules in Dubai.

Ejari for Commercial Leases

Offices, shops and warehouses also need an Ejari-registered lease. For businesses, Ejari is part of the licensing process: the licensing authority usually checks the registered lease when a trade licence is issued or renewed, and the size of the premises can affect how many visas the company can sponsor. Register commercial leases in the company's name, and renew the Ejari before the licence renewal date so the two do not hold each other up.

What Happens If You Do Not Register Ejari?

An unregistered tenancy is harder to enforce and creates practical problems. The tenant may not be able to connect DEWA in their own name or use the address for visa and family sponsorship applications, and either side may struggle to bring a case at the Rental Dispute Settlement Centre. Registration is quick and inexpensive, so it is worth doing as soon as the contract is signed.

Ejari for Landlords and Investors

For landlords, a registered contract is the foundation of any claim if a tenant stops paying or refuses to leave, and it is required before the Rental Dispute Settlement Centre will hear most cases. If you use a property manager, check that they register and renew Ejari on time and send you a copy. Our guide to property management fees explains what managers usually handle, and our Dubai Rental Yield Index shows typical rents by area.

Common Ejari Problems and How to Fix Them

  • The previous tenant's Ejari is still active. Ask the landlord or agent to cancel it before you register.
  • The DEWA premises number does not match. Check the number on a DEWA bill for the unit and correct the contract.
  • The landlord has not approved the online request. Follow up, or register at a centre with the landlord's documents.
  • The property is held under a company or in joint names. Upload the company documents or the details of all owners.

How Long Ejari Takes

Online registrations are usually completed within one to two working days once both parties have approved and the fee is paid. Delays almost always come from missing documents, a mismatched premises number or an old registration that has not been cancelled, so check those first if your certificate has not arrived.

Ejari for Short-Term and Holiday Home Rentals

Holiday home stays are regulated through a separate holiday home permit system rather than standard annual Ejari registrations. If you are considering short-term letting, read our guide to Airbnb investment in Dubai.
