The best investment properties in Dubai depend on your budget. Under AED 1 million, studios and one-bedrooms in affordable communities have shown the highest income, with yields after service charges of around 6% to 8%. From AED 1 million to AED 2 million, larger units in established communities balance income and tenant quality. Above AED 2 million, you pay more for location, and may qualify for a Golden Visa, but yields are usually lower.
Prices and yields below use registered ready-home sales and Ejari rents for October 2025 to September 2026, from Dubai Data (CC BY 4.0). We rank by yield after 2026 service charges, include only communities with at least 30 ready sales, and show each community once. Yields are estimates, before vacancy, management and maintenance.
Investment Properties in Dubai Under AED 1 Million
| Community | Unit | Ready price | Gross yield | After service charges |
|---|---|---|---|---|
| Dubai Studio City | Studio | AED 508K | 9.15% | 7.84% |
| Al Furjan | Studio | AED 530K | 8.68% | 7.72% |
| Dubai Silicon Oasis | Studio | AED 470K | 8.70% | 7.45% |
| International City Phase 1 | Studio | AED 335K | 8.96% | 7.14% |
| Dubai Sports City | Studio | AED 475K | 8.42% | 7.00% |
This is the strongest band for income, because lower prices mean more rent for each dirham invested. Older buildings can carry more maintenance, so check the condition and the owners' association before you buy. See off-plan projects under AED 1 million if you prefer new builds.
Investment Properties From AED 1 Million to AED 2 Million
| Community | Unit | Ready price | Gross yield | After service charges |
|---|---|---|---|---|
| Motor City | 2-bed | AED 1.46M | 7.90% | 6.63% |
| Dubai Studio City | 2-bed | AED 1.11M | 8.11% | 6.17% |
| JLT | 1-bed | AED 1.12M | 7.11% | 5.89% |
| Al Furjan | 1-bed | AED 1.00M | 6.84% | 5.72% |
| Meydan Racecourse Community | 1-bed | AED 1.19M | 6.73% | 5.71% |
This range buys larger homes or better-known communities. Two-bedrooms here can attract families on longer leases, which may reduce vacancy.
Investment Properties From AED 2 Million to AED 5 Million
| Community | Unit | Ready price | Gross yield | After service charges |
|---|---|---|---|---|
| The Greens | 2-bed | AED 2.45M | 6.09% | 5.28% |
| Sobha Hartland | 2-bed | AED 2.35M | 5.96% | 5.01% |
| Dubai Hills Estate | 2-bed | AED 2.45M | 5.71% | 4.87% |
| Dubai Creek Harbour | 2-bed | AED 2.65M | 5.66% | 4.70% |
| Palm Jumeirah | 1-bed | AED 2.77M | 5.30% | 4.69% |
Yields are lower, but you get prime addresses, and homes worth AED 2 million or more can qualify for a Golden Visa, subject to conditions. See Golden Visa properties from AED 2 million. For a closer look at this level, read Downtown Dubai vs Business Bay.
Off-Plan or Ready: Which Is the Better Investment?
| Ready property | Off-plan property | |
|---|---|---|
| Rent starts | Soon after you buy | After handover |
| Payment | Usually in full, or with a mortgage | Payment plan |
| What you can inspect | The actual unit and building | Plans and renders |
| Main risk | Older building and maintenance | Delays, and supply at handover |
| Best for | Income now | Spreading payments over time |
The yields above apply to ready prices. Launch prices are often higher, so work out your own figure before comparing. For example, a new studio from AED 800K earning AED 50,000 a year would yield about 6.3% gross, while the same rent on a AED 600K ready studio gives about 8.3%. Read off-plan vs ready property.

What to Check Before You Buy an Investment Property
- Real net yield. Use the building's actual service charge and live rents.
- Total buying costs. Budget for the 4% DLD fee, registration and agency costs.
- Who will rent it. Look at nearby jobs, metro access and schools.
- New supply nearby, which can hold rents down.
- Exit. Check how many similar units sold recently, and for how much.
- Your finance. See mortgages for non-residents and use our mortgage calculator.
- Tax at home. The UAE has no personal income tax on rent, but your home country may tax it. See tax on Dubai property for foreign investors.
How to Choose the Right Investment Property
- Decide your goal: income, growth, a Golden Visa or a future home.
- Set your full budget, including costs.
- Shortlist three communities using our Dubai Rental Yield Index.
- Compare specific units on net yield, not headline price.
- Check title and permits, and confirm the project is registered with the DLD.
