Sobha Projects in Dubai: The Short Answer
Sobha projects in Dubai range from one-bedroom apartments starting around AED 1.8 million to large villas and waterfront homes worth tens of millions. The main communities are Sobha Hartland II in Mohammed Bin Rashid (MBR) City, Sobha Central on Sheikh Zayed Road next to Jumeirah Lake Towers, Sobha Siniya Island in Umm Al Quwain and villa communities such as Sobha Sanctuary. SMS Realty currently lists 10 Sobha projects and towers, almost all sold off-plan. Sobha Realty is known for building its projects in-house, which it presents as a way to control construction quality, and its launches are usually priced above the mid-market.
This guide compares the Sobha projects we list by community, starting price and unit type, explains how Sobha payment plans usually work and what to check before buying. Prices are the starting prices on SMS Realty listings as of October 2026 and change as units sell. Handover dates differ between towers and phases and can change, so confirm the current date for each project on its page and with the Dubai Land Department (DLD) before you commit.
Sobha Central (Sheikh Zayed Road)
Sobha Central is a multi-tower development on Sheikh Zayed Road beside Jumeirah Lake Towers, close to Dubai Marina and Dubai Internet City. Starting prices on our listings sit around AED 1.8 million to AED 2.0 million.

Sobha Siniya Island (Umm Al Quwain)
Sobha Siniya Island is a master-planned island community off the coast of Umm Al Quwain, connected by a causeway and roughly 50 minutes' drive from Dubai. It offers apartments at lower starting prices than Sobha's Dubai projects, alongside larger villas. Published handover dates range from late 2027 to 2028 depending on the phase.
The development includes apartment buildings with names such as Bayfront, Canalside and Pierside, alongside villas that published listings price from around AED 10.5 million. Apartments start at lower prices than Sobha's Dubai towers. Ask us for the current price list and availability by building.
Because it is outside Dubai, check how Umm Al Quwain property rules, fees and residency options compare with Dubai before buying.

Sobha Central or Sobha Hartland II?
The two flagship Dubai communities suit different buyers. Sobha Central puts you on Sheikh Zayed Road next to JLT and Dubai Marina, close to major business hubs and the metro corridor, which appeals to tenants who work in the area. Sobha Hartland II offers a greener, more self-contained community in MBR City, minutes from Downtown Dubai, with schools and parks in the wider Hartland community, which tends to suit families and end users. Compare the handover dates, the payment plans and the expected service charges for the specific towers you are considering, because they differ between the two communities.
How Sobha Payment Plans Usually Work
Sobha launches are typically sold with a booking payment, instalments during construction and a larger balance on completion, with structures such as 60/40 common in published listings. Post-handover payment plans are less common on recent Sobha launches than with some other developers. Before you book, check the booking amount, the 4% DLD registration fee, the instalment dates and how you will fund the completion payment, which many buyers cover with a mortgage. Our guides to payment plans and how much mortgage you can get help you plan.
Sobha and the Golden Visa
Most Sobha apartments in Dubai start close to or above AED 2 million, the threshold for the 10-year Golden Visa through property, so many units can support an application. Off-plan property can qualify under conditions. See our guide to the Golden Visa through property.
Is Sobha a Good Developer to Invest With?
Sobha's reputation rests on build quality and its integrated construction model, which tends to support resale values, but its launches are priced at a premium, so yields can be lower than in mid-market areas. Compare each tower with completed buildings nearby, look at service charges and expected rents, and weigh the location and handover date. Our comparison of Emaar, DAMAC and Sobha and our Dubai Rental Yield Index help you judge the numbers.
