Apartments for sale in Dubai Investment Park split into two very different markets. DIP First is mostly new off-plan launches, with a median of about AED 1,209 per sq ft and 86.3% of its sales off-plan. DIP Second is older ready stock at about AED 751 per sq ft, with median yields above 8%. Which one suits you depends on whether you want a new building or income now.
All market figures below are registered Dubai Land Department sales and Ejari rents for the 12 months from October 2025 to September 2026, published by Dubai Data under CC BY 4.0, with data through 29 October 2026.
Apartments for Sale in Dubai Investment Park: Prices and Rents
| Area and type | Median price, all sales | Median price, ready homes | Median annual rent | Gross yield on ready price | Ready sales |
|---|---|---|---|---|---|
| DIP First, 1-bed | AED 820,900 | AED 1.06M | AED 60,000 | 5.66% | 27 |
| DIP First, 2-bed | AED 1.20M | AED 2.00M | AED 75,600 | 3.78% | 17 |
| DIP Second, studio | AED 401,183 | AED 401,000 | AED 36,000 | 8.97% | 81 |
| DIP Second, 1-bed | AED 581,609 | AED 582,000 | AED 50,000 | 8.60% | 90 |
| DIP Second, 2-bed | AED 970,000 | AED 970,000 | AED 80,000 | 8.25% | 36 |
Two prices appear because they measure different things. "All sales" includes off-plan, while gross yield uses ready homes only, since a building that does not exist yet earns no rent. To check a yield, divide the rent by the ready price, not by the all-sales price.
Be careful with the DIP First ready figures. They rest on only 27 and 17 sales, so a few expensive resales can move them a lot. That is the likely reason a ready 2-bed appears dearer than the all-sales median, and 3.78% should not be read as the return on a new 2-bed. DIP Second's samples are larger but still modest.
DIP First vs DIP Second
| DIP First | DIP Second | |
|---|---|---|
| Registered sales, 12 months | 2,149 | 279 |
| Off-plan share | 86.3% | 0% |
| Median price per sq ft | AED 1,209 | AED 751 |
| Change in price per sq ft, year on year | +20.3% | +17.4% |
| Community gross yield | 4.08% | 8.60% |
Sales in DIP First rose 339.5% on the previous 12 months. Its median price fell 11.2% while price per sq ft rose 20.3%, which Dubai Data says usually reflects a change in what sold rather than the same homes changing price. So do not read that +20.3% as pure growth.
Choose DIP Second if income now matters most. High yields often reflect older buildings, so inspect the condition, service charges and tenant demand before relying on them.
Choose DIP First if you want a new building and a payment plan, and can wait for handover before earning rent.
What an Off-Plan Yield Could Look Like
A simple check uses today's rents against all-sales prices, which in DIP First are mostly off-plan. A 1-bed bought at AED 820,900 and let at AED 60,000 gives about 7.3% gross. A 2-bed at AED 1.20M and AED 75,600 gives about 6.3%. This is arithmetic, not a forecast. Rents at handover may differ, and median rents include renewals and older buildings. Service charges also come off: we have no DIP rate in our data, so ask for the current figure and read our guide to service charges in Dubai.

Before You Buy in DIP
- Compare registered prices. Check what recently sold in the same or a nearby building. On 30 September 2026, 2-bed flats in Verdana Residence 5 registered between about AED 725,800 and AED 1.07M. Other phases and layouts will not match exactly, but the range shows how much individual deals vary.
- Check who the tenants are. DIP is an industrial and business district, so rental demand leans on people working nearby, and its commute and amenities differ from central Dubai.
- Confirm ownership terms. Ask for the title type on your specific unit and confirm that it is open to your nationality.
- Add buying costs. Budget for the 4% DLD fee and registration costs on top of the price. Our off-plan safety guide covers escrow and developer checks.
- Stress-test the plan. On a 30/70 plan, most of the price falls due around handover. Plan how you will pay it, and use our mortgage calculator if you will finance it.
