For luxury real estate, Downtown Dubai and Business Bay sit side by side but price very differently. Downtown's median is about AED 3,030 per sq ft against AED 2,367 in Business Bay, and it rose 11.1% in a year while Business Bay slipped 0.8%. Business Bay costs less to enter and yields slightly more. Downtown holds the better address and the stronger recent price trend.
All market figures are registered Dubai Land Department sales and Ejari rents for the 12 months from October 2025 to September 2026, published by Dubai Data under CC BY 4.0, with data through 29 October 2026.
Luxury Real Estate in Downtown Dubai vs Business Bay at a Glance
| Downtown Dubai | Business Bay | |
|---|---|---|
| Registered sales, 12 months | 2,907 | 7,134 |
| Median price, all homes | AED 2.90M | AED 2.00M |
| Median price per sq ft | AED 3,030 | AED 2,367 |
| Change in price per sq ft, year on year | +11.1% | -0.8% |
| Off-plan share of sales | 35.7% | 51.9% |
| Community gross yield | 5.25% | 5.73% |
| 2026 service charge, median per sq ft | AED 19 | AED 20 |
Business Bay's higher off-plan share matters. It has far more supply being sold and still to be delivered, which is worth weighing against Downtown's more settled stock. A year-on-year figure also reflects what sold, not just how values moved, so treat both trends as a guide.
Prices by Apartment Size
| Type | Downtown, all sales | Downtown, ready | Business Bay, all sales | Business Bay, ready |
|---|---|---|---|---|
| Studio | AED 1.78M | AED 1.23M | AED 1.15M | AED 1.02M |
| 1-bed | AED 2.38M | AED 2.20M | AED 1.90M | AED 1.45M |
| 2-bed | AED 3.93M | AED 3.68M | AED 2.70M | AED 2.27M |
| 3-bed | AED 6.11M | AED 5.70M | AED 4.10M | AED 3.33M |
In both areas the all-sales median sits above the ready median, because new launches are mixing in at higher prices. The gap is widest in Business Bay: the median 1-bed sale is AED 1.90M against AED 1.45M for a ready home. If you are paying a large premium for a new launch, make sure you know what you are getting for it, whether that is a newer building, a better view or a payment plan.
The AED 2 million mark also separates the two areas. A median ready 1-bed in Downtown clears the property Golden Visa threshold, while in Business Bay you would typically need a 2-bed. Conditions apply, especially for off-plan, so see our list of Golden Visa properties from AED 2 million.
Rents and Yields After Service Charges
| Type | Median annual rent | Gross yield on ready price | Service charge, about | Yield after service charge, about |
|---|---|---|---|---|
| Downtown studio | AED 72,000 | 5.88% | AED 8,800 | 5.2% |
| Downtown 1-bed | AED 115,000 | 5.23% | AED 16,700 | 4.5% |
| Downtown 2-bed | AED 180,000 | 4.89% | AED 25,400 | 4.2% |
| Business Bay studio | AED 65,000 | 6.37% | AED 9,200 | 5.5% |
| Business Bay 1-bed | AED 85,000 | 5.86% | AED 16,600 | 4.7% |
| Business Bay 2-bed | AED 130,000 | 5.73% | AED 27,800 | 4.5% |
How we worked this out: gross yield is median rent divided by the median ready-home price. For the last two columns we multiplied the median size by the community's median service charge, took that from the rent, and divided by the same ready price. Vacancy, maintenance, furnishing, agency fees and mortgage costs are not included, and a building's own charge can differ. Towers registered under Burj Khalifa District had a higher median rate of about AED 28.7 per sq ft, so check the exact figure. Read our guide to service charges.
After service charges, the gap between the two areas narrows to a few tenths of a point. Yield alone should not decide this choice.
Which Area Suits Which Buyer?
Choose Downtown Dubai if you want an established prestige address, Burj Khalifa and fountain views, and a home you may use yourself. You will pay more per sq ft, and supply is more limited.
Choose Business Bay if you want a lower entry price, more new launches and payment plans, canal views and strong short-term rental interest. Choose the building carefully, as the wide supply means quality and views vary a lot from one tower to the next.
