What Isn't Confirmed Yet

  • Handover date. Several broker websites quote Q2 2030, but Danube's official page doesn't state one yet.
  • Unit sizes and the full price list for each unit type.
  • The exact payment schedule: how the 40% splits between down payment and monthly instalments.
  • Number of floors and units. Figures circulating online (including studio units) come from unofficial sites and don't match the unit types on Danube's own registration form.

Treat any number not listed in the confirmed table above as unverified until Danube publishes its brochure.

Where the Shahrukhz Name Comes From

The name honours Bollywood actor Shah Rukh Khan. It was first used for Shahrukhz by Danube, a 55-storey office tower on Sheikh Zayed Road that Danube announced in 2025 and reports sold out on launch, with handover planned for 2029. Shahrukhz Residences is a separate, residential project in a different location. The two share a name and a developer.

Location: Dubai Maritime City

Dubai Maritime City is a freehold waterfront district on a peninsula between Port Rashid and the Dubai Drydocks, close to Bur Dubai, Al Mina and the Jumeirah coast. Danube's page lists these travel times:

  • 2 minutes to Port Rashid Boat Station
  • 3 minutes to Dubai Cruise Terminal 2
  • 8 minutes to Dubai World Trade Centre
  • 8 minutes to Jumeirah Beach
  • 10 minutes to Burj Khalifa
  • 15 minutes to Dubai International Airport (DXB)

Danube also highlights the district's planned lifestyle features, including a shopping mall, sports hub, cable car, sky walk bridge, beach club, beach, waterfront promenade and hospital. The district is still developing, so check what's completed versus planned when you compare it with established areas.

How the 40/60 Plan Works

A 40/60 plan means you pay 40% of the price during construction and the remaining 60% at handover, either in cash or through a mortgage. Danube describes this plan as 0.5% per month. If that 0.5% is a share of the purchase price, a unit at the AED 1.65M starting price would mean monthly instalments of about AED 8,250. The exact split between down payment and monthly payments hasn't been published yet.

Most buyers fund the 60% at handover with a mortgage. If you're buying from abroad, read our non-resident mortgage guide early, because lending rules at handover decide how much you'll need in cash. For how different plans compare, see off-plan payment plans explained.

Danube's Track Record in Maritime City

  • Oceanz by Danube: a multi-tower residential development whose first tower sold out at launch in September 2023; under construction.
  • Breez by Danube: a 60-storey tower launched in September 2025 with fully furnished apartments from AED 1.4M on a 1%-per-month plan; under construction.

Shahrukhz Residences adds to that cluster, so buyers can compare it directly with Danube's existing Maritime City towers. See all Danube properties.

Golden Visa: Does It Qualify?

The UAE Golden Visa through property requires a total property value of at least AED 2,000,000. At the AED 1.65M starting price, an entry-level unit on its own would fall below that threshold. Larger units priced above AED 2M, or combining it with another property you own, could qualify. Off-plan property must also be from an approved developer and registered in Oqood. Full details in our Golden Visa guide.

Before You Pay an EOI

  • Pay only into Danube's official accounts, never to an individual or an unrelated company. Once the project is registered, instalments go into its escrow account. See how escrow protects off-plan buyers.
  • Ask whether the EOI is refundable, and get the terms in writing.
  • Check the ad's Trakheesi permit and the agent's RERA registration. Our RERA and DLD guide shows how.
  • Wait for the official brochure before committing to a specific unit, size or price.
