JVT Property Guide (2026): Jumeirah Village Triangle Prices, Yields and New Projects

Published on October 30, 2026

JVT Property: The Short Answer

Jumeirah Village Triangle (JVT) is a freehold community in new Dubai, next to Jumeirah Village Circle (JVC) and close to Al Khail Road and Sheikh Mohammed Bin Zayed Road. It mixes villas and townhouses with a growing number of low- and mid-rise apartment buildings. In our data, JVT studios sold for a median of about AED 782K with a gross rental yield of 7.9%, and one-bedrooms for about AED 1.24M at 7.2%. Two-bedroom yields are much lower, at about 5.2% gross, so studios and one-bedrooms are the stronger rental play.

This guide covers where JVT is, prices and yields compared with JVC, the new projects on sale, who JVT suits and the risks. Figures are medians from our Dubai Rental Yield Index, built from Dubai Land Department transactions and registered rents with data through 2026-10-09.

Where Is JVT?

JVT sits in new Dubai next to JVC, close to Jumeirah Park and Dubai Sports City. Al Khail Road and Sheikh Mohammed Bin Zayed Road give quick access to Dubai Marina, Al Barsha, Business Bay and the airports, and Dubai Marina and the beaches are around 15 to 20 minutes away by car outside peak hours. It is a car-first community, with no metro station inside it. JVT is a freehold area, so foreign buyers can own outright.

JVT Property Prices and Rental Yields vs JVC

JVC is JVT's larger, busier neighbour and its natural comparison:

CommunityUnitMedian pricePrice per sq ftMedian annual rentGross yieldNet yield

JVT1 bedAED 1.24MAED 1,620AED 70,0007.2%6.1%

JVC2 bedsAED 1.65MAED 1,313AED 95,0006.3%5.1%

JVT prices are higher per square foot than JVC (AED 1,620 vs AED 1,438 for a one-bedroom), reflecting its quieter, villa-heavy setting and newer apartment stock, while studio and one-bedroom yields are similar. Two-bedrooms are where the areas differ most: about 5.2% gross in JVT against 6.3% in JVC. Net yield deducts typical service charges, which are higher in JVT in our data (about AED 18.6 per sq ft vs AED 16.6 in JVC). See our JVC area guide for its side of the comparison.

JVT vs Majan vs JVC: Studios and One-Bedrooms

CommunityStudio medianStudio gross yield1-bed median1-bed gross yield

JVCAED 710K7.8%AED 1.12M7.0%
MajanAED 693K7.6%AED 1.10M7.2%

All three are mid-market apartment areas with gross yields around 7% to 8% for smaller units. JVT has the highest entry prices of the three, Majan the lowest, and JVC the deepest rental market by number of registered leases. Choose between them on the specific building, its service charges and how close it is to where tenants work.

Buying Off-Plan or Ready in JVT

Off-plan launches in JVT offer staged payment plans and new specifications, but no rent until handover and a completion payment to plan for. Ready apartments in completed buildings earn rent from day one, and you can check the building, view and service charges before buying. Compare a launch's price per square foot with resale prices in completed JVT buildings, and add the rent a ready unit would earn while the off-plan tower is being built. See off-plan vs ready property and the off-plan to handover process.

Who Is JVT Best For?

  • Yield investors buying studios and one-bedrooms, with gross yields around 7% to 8% in our data.
  • Families wanting villas and townhouses in a quieter community than JVC, close to schools in Al Barsha South and nearby areas.
  • Golden Visa buyers combining a JVT apartment with another property to reach the AED 2 million threshold, since most JVT apartments are priced below it on their own.
  • Off-plan buyers looking for launches under AED 1 million. See our off-plan payment plan guide.

Renting Out Property in JVT

Median annual rents in our data were about AED 46,000 for a JVT studio and AED 70,000 for a one-bedroom, with two-bedrooms at about AED 85,000. JVT's rental market is smaller than JVC's, with about 1,238 registered one-bedroom leases in our data against 15,543 in JVC, so well-presented, well-priced units let fastest. Register every tenancy on Ejari, factor in service charges and any management fees when you calculate your return, and check whether short-term holiday letting is permitted in your building before you plan on it. See our guides to Ejari registration and property management fees.

Living in JVT

JVT is lower density than JVC, with more villas, landscaped parks and a quieter feel, while still having supermarkets, cafés and clinics within the community and the larger amenities of JVC and Al Barsha South nearby. Tenants are mainly young professionals and families working in Dubai Marina, Media City, Internet City, Al Barsha and the Expo and Jebel Ali side of the city.

Risks to Weigh in JVT

  1. Supply: many new apartment buildings are launching in JVT and JVC, which can hold back rents and resale prices when they complete.
  2. Two-bedroom yields: at about 5.2% gross, larger units yield much less than studios.
  3. Service charges: higher in JVT than JVC in our data, which reduces net yield. See our service charges guide.
  4. Transport: no metro inside the community, so the tenant pool is mainly car owners.
