DLRC Property: The Short Answer
Dubailand Residence Complex (DLRC) is an affordable apartment community in Dubailand, in the Wadi Al Safa 5 area, with quick access to Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44). It is one of the highest-yielding areas in Dubai for small apartments: in our data, DLRC studios sold for a median of about AED 697K with a gross rental yield of 8.9%, one-bedrooms for about AED 1.04M at 7.8%, and two-bedrooms for about AED 1.44M at 7.1%. It is also an active market, with 3,278 studio and 2,547 one-bedroom sales in our data.
This guide covers where DLRC is, prices and yields by unit type, how it compares with nearby Dubailand communities, who it suits and the risks. Figures are medians from our Dubai Rental Yield Index, built from Dubai Land Department sale transactions and registered Ejari rents with data through 2026-10-09. SMS Realty's own office is in DLRC, at Ajmal Sarah Building, so this is a market we know first-hand.
Where Is DLRC?
DLRC is in Dubailand, in the Wadi Al Safa 5 area of new Dubai. Its main advantage is road access: Sheikh Mohammed Bin Zayed Road and Al Khail Road are a few minutes away, connecting it to Dubai Silicon Oasis, Academic City, Business Bay and Downtown Dubai, and to the Jebel Ali and Expo side of the city. It is a car-first community, with no metro station inside it. DLRC is a freehold area, so foreign buyers can own property outright.
DLRC Property Prices and Rental Yields
| Unit | Median price | Price per sq ft | Median annual rent | Gross yield | Sales | Registered leases |
|---|---|---|---|---|---|---|
| Studio | AED 697K | AED 1,614 | AED 38,000 | 8.9% | 3,278 | 1,867 |
| 1 bedroom | AED 1.04M | AED 1,303 | AED 51,000 | 7.8% | 2,547 | 3,482 |
| 2 bedrooms | AED 1.44M | AED 1,173 | AED 65,000 | 7.1% | 991 | 1,883 |
DLRC is unusual in that even two-bedrooms yield over 7% gross, where in many areas larger units yield noticeably less than studios. Prices per square foot fall as units get bigger, from about AED 1,614 for studios to AED 1,173 for two-bedrooms, which is why larger units still yield well. Service charge data for DLRC was not available in our index, so ask for each building's current rate before calculating net yield.
DLRC vs Other Dubailand Communities
| Community | Studio median | Studio gross yield | 1-bed median | 1-bed gross yield |
|---|---|---|---|---|
| DLRC | AED 697K | 8.9% | AED 1.04M | 7.8% |
| Majan | AED 693K | 7.6% | AED 1.10M | 7.2% |
| Arjan | AED 720K | 7.8% | AED 1.18M | 7.0% |
| Liwan 1 | AED 709K | 7.7% | AED 920K | 8.1% |
| Dubai Silicon Oasis | AED 623K | 8.7% | AED 880K | 7.5% |
DLRC offers one of the highest studio yields of the group at a similar entry price to Majan and Arjan. Dubai Silicon Oasis has a lower entry price for one-bedrooms, while Arjan has higher rents. See our ranking of the best areas for studio rental yields for the full picture.
Who Is DLRC Best For?
- Income investors looking for yields of 7% to 9% gross on studios and one-bedrooms.
- First-time investors who want an entry price under AED 1 million in an active resale market.
- Investors buying larger units, since DLRC two-bedrooms still yield over 7% gross.
- Tenants and end users who work in Dubai Silicon Oasis, Academic City, Business Bay or along Al Khail Road, and want lower rents than central Dubai.
Living in DLRC
DLRC is made up mainly of mid-rise residential buildings, many with retail units on the ground floor, so supermarkets, cafés and everyday services are within walking distance. Larger shopping, schools and leisure are a short drive away in the wider Dubailand area and along Al Khail Road. The community appeals to young professionals, sharers and small families looking for value, which is what keeps studio and one-bedroom demand strong.
DLRC vs JVC
JVC is Dubai's best-known mid-market apartment community, so it is the natural comparison. In our data, JVC studios had a median price of about AED 710K and a gross yield of 7.8%, against AED 697K and 8.9% in DLRC, and JVC one-bedrooms about AED 1.12M at 7.0% against AED 1.04M at 7.8% in DLRC. JVC has the deeper rental market and more new launches; DLRC offers a lower entry price and higher yields. See our JVC area guide.
Renting Out Property in DLRC
DLRC has an active rental market, with 1,867 registered studio leases and 3,482 one-bedroom leases in our data. Median annual rents were about AED 38,000 for a studio, AED 51,000 for a one-bedroom and AED 65,000 for a two-bedroom. Well-maintained units in better-run buildings let fastest. Register every tenancy on Ejari and allow for service charges and management fees in your return. See our guides to Ejari registration, property management fees and service charges.
Buying a Resale Apartment in DLRC
Most DLRC purchases are resale apartments in completed buildings, which means you can see the unit, the building and the actual rent before you buy. Check the title deed, service charge arrears, the building's maintenance record and whether the unit is tenanted, since an existing tenancy continues after the sale. See our step-by-step guide to buying resale property in Dubai and how much you can borrow.
Risks to Weigh in DLRC
- Building quality varies: DLRC has many buildings by different developers, so specification, maintenance and service charges differ widely. Inspect the building, not just the unit.
- Capital growth: high-yield, affordable areas can grow more slowly in value than prime areas.
- Supply: new buildings in Dubailand add competition for tenants.
- Transport: no metro access, so tenants are mainly car owners.
Before buying, compare the building's service charges and recent sale prices, and see our guide to evaluating a Dubai property investment.
